Urban CoHousing vs buying an individual luxury unit in a giant building
1. There are pretty much tied when it comes to individual apt features. You're probably not gonna get everything you want from an individual unit in cohousing but you're probably not gonna get everything you want in an individual unit in a luxury building either
cohousing units usually run a bit smaller but it's made up for with the common house
2. Amenities
You can get ALOT of amenities in a luxury building but probably not everything you'd want. And the rules for those amenities are set by general norms instead of like minded people around you
In cohousing your not going to get EVERY amenity you personally want but you are DEFINITELY going to be apart of a process that values your input and your wants which can lead to you getting a common house you'd end up spending a lot of time in
3. Definitely more privacy in a luxury building. But maximizing for privacy isn't always the best thing. Like its nice to have the option to stay in your apt for 2 weeks at a time with no human contact but... Should you ? You can talk about the level of privacy you want in cohousing but in general ill say that your neighbors might text you if they haven't seen your face at all in 7 days.
4. Management can be good in a luxury building but at the end of the day they are there to maximize the owners profits while keeping just enough of a reputation to continue to have clients. And even the most studious management company can only deal with the resources management gives them.
In almost all cohousing , the building is managed by the tenants so there is much more alignment in what the owners want and management wants since they're one and the same
5. Expect similar pricing to units in the area
It's possible you end up getting similarly sized units for less than what's market rate but you shouldn't be expect to
