What size house / apt can you expect?

This is very difficult to navigate . You want to set people's expectations up correctly but people can / will compromise with the group once they get to know the people.

And it's possible that you manage to save enough money that's it's below market rate. But you don't want to bring in people that are just looking for a cheap place to live.

The balance I personally like is telling people that they will pay about market rate for about an average size house / apt in the area . So they probably won't be able to get a mansion built but it's also unlikely that theyll be able to get a 200 sq ft tiny home If everybody else doesn't want one. There can be savings when getting the housing built but don't expect it. And remember you will always have the common house as a third place / second living room
